Landlords Terms And Conditions for 'Rent A Villa In Paphos'. We specialise in high quality villas and apartments in the Paphos area of Cyprus.
Our reputation depends upon the high standards of holiday and long term rental properties that we are able to offer to our clients. BOOKING PROCEDURE AND PAYMENT As part of the Landlords Terms And Conditions your holiday rental property will be offered as part of a hand-picked selection that meet the requirements detailed by our clients. If your property is selected we will confirm availablity with you and as soon as we receive a confirmed booking, we will notify you and upon signing our rental agreement a deposit of 25% of the total accommodation value agreed between us will be paid to you. The balance of 75% will be paid to you two days after commencement of the booking. These payments will be paid either in cash or directly into a bank account in Cyprus or the UK.
In respect of a long term rental, a security deposit equivalent to 1 months rent plus 1 month rent in advance will be payable by the client on signing the tenancy agreement. The deposit is refundable at the end of the tenancy period subject to any agreed deductions for breakages. Rent A Villa In Paphos will retain their placing fee equivalent to 1 months rent at this time.
Please note that under the Landlords Terms And Conditions you agree that once a booking has been accepted by you, it cannot under any circumstances be cancelled. VILLA/APARTMENT MANAGEMENT Maintenance and cleaning form part of the Landlords Terms And Conditions and are entirely the responsibility of the owner It is also a requirement of Rent A Villa In Paphos, Landlords Terms And Conditions for holiday lets, that a 'Welcome Pack' be made available on arrival of each new client, to include a starter pack of tea, coffee, sugar, milk, fruit juice, bottled water, bread, butter, jam, marmalade, and cereal. In respect of our clients staying in holiday lets, should any problems be experienced by the clients during their stay, we will contact you to resolve the issue. If we are unable to contact you within a reasonable time scale to resolve the problem and Rent A Villa In Paphos resolve the issue on your behalf, a charge will be incurred as agreed and all resulting expenses will be payable immediately. to as 'RAVIP' and The Property Owner ( or their authorised representative) in respect of the property known as situated at
Whereby it is agreed as follows: The property owner agrees to comply with the stated Landlords Terms And Conditions and to RAVIP promoting the property for rent as deemed appropriate. RAVIP agrees to pay The Property Owner the agreed rent for each booking, based upon the property having in good working order and condition, all of the facilities and equipment that were at the property (or agreed to be at the property) and/or as specified in the agreed inventory, at the time of this agreement being made and subsequently advised to the client. Under the Landlords Terms And Conditions, the property owner agrees to notify RAVIP immediately of any factor that may effect the customer's quiet enjoyment of the property i.e. building works, noise, broken equipment/facilities etc and in such a situation RAVIP reserves the right to either cancel any booking/s made or reimburse the client a percentage of the rent paid, as deemed by RAVIP fair and appropriate. In the event of a booking/s having to be cancelled as a result of any significant factor affecting the property, then The Property Owner agrees to immediately repay RAVIP in full, any monies paid in advance. Once the Property Owner accepts a booking from RAVIP, The Property
Owner agrees that it will hold the property exclusively for RAVIP and will not let it to anyone else, during the booking period. The villa owner will provide a 'Welcome Pack' for each holiday booking, to be made available just prior to the clients arrival and being sufficient for the number of persons staying in the villa, and to include as a minimum the following items: Fresh bread, milk, bottled water, butter, tea, coffee, sugar, marmalade, jam and cereal. Within these Landlords Terms And Conditions, the Property Owner agrees to leave the key to the property in a pre-agreed place or alternatively to ensure that Rent A Villa In Paphos is in possession of a key for client access. In the event of a clients
arrival being at night, The Property Owner agrees to leave an outside light switched on. The Property Owner agrees to have the property ready for the client, which means everything in working order and clean, including floors, windows, made up beds with clean bed linen, towels and outside areas including gardens, driveways, terraces, verandahs and swimming pool. If there is a swimming pool at the property, under the Landlords Terms And Conditions, the Property Owner agrees to clean it and maintain it as and when required, but no less than once per week in High season (1st April - 30th October). If a booking exceeds 7 nights, then The Property Owner agrees to
clean the property at least every 7 days to included changing the bed linen and towels. If the property has air-conditioning, ensure that all remote controls are left for the client's immediate use upon arrival. In the event of the clients making any claim for compensation due to any fault with the property, it's services or agreed facilities, under the Landlords Terms And Conditions, The Property Owner agrees to reimburse the client an agreed amount and/or for RAVIP to deduct an agreed amount from The Property Owners future rental payments. The Property Owner agrees to indemnify Rent A Villa In Paphos against any such claim. We recommend that The Property Owner arranges to visit the property between bookings to check the property and collect the key if necessary. We strongly recommend that The Property Owner takes out adequate property insurance to cover all normal perils including public liability cover. As part of the Landlords Terms And Conditions, Rent A Villa In Paphos agree to pay the property owner as follows: When a
booking has been made in advance i.e. more than 8 weeks prior to commencement of the booking, we will pay you 25% deposit. The balance of 75% will be paid 1 day after the commencement date of the booking. The rent paid to The Property Owner per booking will be made to The Property Owner at the agreed rate/s or as varied from time to time in writing, by mutual agreement and will be made by bank transfer, or as otherwise agreed. Please note that once rates have been agreed, should they be
